Commissioned by Union Investment, Heembouw will soon start the turnkey realization of a distribution center for Fource Logistics on the Oudeland industrial estate in Berkel and Rodenrijs.

Heembouw is responsible for the entire development and brought all parties involved together through its integrated approach.

The activities of Fource Logistics are now still being carried out from four different DCs, which will be merged into the new central distribution center. Fource concluded a lease agreement with Union Investment for this. Fource Logistics is part of Fource Holding and active in the automotive aftermarket. In addition to car materials, tools, oil, tires and workshop supplies, Fource also provides various services such as training, technical data and marketing support.

For Union Investment, it is the first logistics property investment in the Netherlands. Until recently, the Hamburg company focused its logistics investments mainly on Germany, Austria and Switzerland, but the scope has been extended to 12 European countries, including the Benelux, says Stephan Riechers, Head of Investment Management Logistics at Union Investment Real Estate.

Heembouw Architects, Heembouw’s own architectural firm, realized the design for the new building, which through its design will be a real eye-catcher in the landscape. The DC comprises more than 50,000 m2, of which 2,400 m2 of office space and 49,000 m2 of warehouse space. A fully automatic shuttle system is used for order picking.

The Bridge

The new distribution center is named The Bridge, which refers to the eye-catcher of this design, namely the central entrance on the first floor. As a result, the routing of employees runs from the parking lot (ground level) via a pedestrian bridge over the logistics area for trucks to a central square on the first floor. Almost all supporting facilities are located on this elevated level, such as offices, changing rooms, canteen, training rooms, etc.

The DC receives the Breeam Excellent qualification. The roof will be fully equipped with solar panels, with which the building will be completely self-sufficient in terms of energy. Heembouw will start construction on 3 December. The first delivery is mid-2020, so that the completion of the fully automatic shuttle system in the warehouse can start. The final delivery is planned for the end of 2020.
